Looking for a way to buy in Brevard County without draining your savings? There is no single statewide down-payment grant that fits everyone. Florida Housing offers different first mortgage and second mortgage combinations, while Brevard County and individual cities may administer their own income-restricted purchase assistance.

I help buyers start with the payment they want, the cash they have and the property they are considering. Then we look at program eligibility, reservations and the money due both now and later. This page is your map for comparing the available routes, not a promise that a particular fund has an open application window.

Start with the four main funding paths

Florida Assist currently describes up to $10,000 as a zero-percent, non-forgivable deferred second mortgage. The Florida Homeownership Loan Program lists $12,500 with a three-percent, thirty-year amortizing second mortgage and a monthly payment. HFA PLUS lists assistance equal to three, four or five percent of the first mortgage, conditionally forgiven over five years, but only alongside eligible conventional Florida Housing first mortgages.

Hometown Heroes is different: eligible occupations and other qualification rules apply. Florida Housing describes assistance as five percent of the first mortgage amount, with a $10,000 minimum and $35,000 maximum. That assistance is a zero-percent deferred second mortgage, not a forgivable grant. These descriptions are not interchangeable; the first mortgage, cost and repayment structure must be compared side by side.

Local programs are not the same as statewide programs

Brevard County runs a separate Purchase Assistance Program that targets very-low, low and median-income first-time buyers. Its website describes a three-year ownership lookback, homebuyer education, asset restrictions and lender affordability ratios. The program can apply to qualifying new or existing homes, but not manufactured homes under the county's published rules. Income and sales-price ceilings must be verified directly with the administrator.

The City of Palm Bay publishes its own assistance rules, and its SHIP program page currently says the funding waitlist is closed. A home with a Palm Bay address does not automatically qualify for a county or city program; jurisdiction, available funds and administration matter. Ask which program serves the actual parcel before planning a contract around possible assistance.

The total cash-to-close worksheet is more useful than a headline amount

Take a $300,000 purchase as an illustration. A three-and-a-half-percent FHA down payment alone is $10,500. That figure says nothing about appraisal, lender and title charges, prepaid homeowners insurance, property-tax escrows, prepaid interest or a deposit you already made. It also does not tell you whether mortgage insurance is a good fit for your monthly budget.

An assistance second mortgage may offset certain allowable items but can add a lien and repayment event. Another program may have a monthly payment that affects debt-to-income qualification. Ask for two complete scenarios showing the first mortgage rate and costs, all secondary financing, the projected monthly payment, actual cash required and what happens if you sell or refinance.

What to check before shopping in Melbourne or Palm Bay

Confirm whether you meet the program's first-time-buyer definition, household income ceiling, minimum credit requirement, education requirement and maximum purchase price. In Florida Housing's general Homebuyer Program, borrowers typically need a participating lender, approved homebuyer education and a 640 minimum credit score, with product-specific rules and exceptions requiring review.

Brevard taxes, homeowners insurance, potential flood coverage, condominium or HOA assessments and the property's condition can change affordability. A rushed preapproval that ignores these costs can overstate the house budget even if assistance lowers the amount you bring to closing. My goal is to match a real financing strategy to a real home and verify the current funding window before you rely on it.

Can I apply for Florida down-payment assistance by itself?

Florida Housing says its down-payment assistance is only available together with an eligible Florida Housing first mortgage. Local government programs operate under separate rules.

Is Hometown Heroes a free grant?

No. Florida Housing describes it as a zero-interest, thirty-year deferred second mortgage that must be repaid after certain events such as a sale or refinance.

Does Palm Bay SHIP currently have an open waitlist?

The city's published SHIP page says its waitlist is closed. Confirm the newest status with the administering agency before making plans.

Do I need perfect credit to use assistance?

Not necessarily, but credit standards still apply. Florida Housing lists a general minimum of 640 for its Homebuyer Program; individual loans and local programs have additional requirements.
