Before I worked in mortgages, I worked as a paramedic. I know how variable shifts, overtime, station schedules and career transitions can make a first responder's finances look different from a typical salaried file. That experience is part of why I want public-safety buyers to understand their financing choices without relying on oversimplified ads.
Florida Housing lists first responders and public safety workers among the eligible 2026 Hometown Heroes groups. A qualified job is only the first checkpoint, however. The current approved occupation rules, full-time Florida employer, household income, mortgage product and actual funding reservation still determine what can be offered.
Firefighters, EMS and police need actual eligibility checks
Florida Housing's current guidance includes qualifying first responders, public safety workers and certain court personnel. Firefighters, EMTs, paramedics, law-enforcement employees and other safety roles should compare their actual title and employer documentation with the approved list. Employment in an adjacent department does not necessarily mean a particular job qualifies.
Full-time Florida-based employment is important under the published civilian requirement. If you rotate between agencies, take contract assignments or recently moved departments, explain that history before assuming the state will accept the occupation. A lender should confirm which program rules and verification forms apply at the time of the transaction.
Make the qualifying income realistic
Public-safety schedules can involve 24-hour shifts, built-in overtime, callback pay, holiday pay, FLSA calculations, hazmat incentives or other additions. Underwriting may treat each type of earnings differently depending on historical records and expected continuation. A large paycheck after a run of extra shifts should not automatically become your qualifying monthly income.
Compare what the lender can document to what you reliably take home in an ordinary month. If you're expecting a promotion or new pay scale, provide the actual agreement and recent records rather than estimate it informally. A purchase budget that works without exhausting you with perpetual overtime is better than the largest maximum approval.
Assistance is not a tax-free bonus or a gift
Florida Hometown Heroes describes down-payment and closing-cost help of up to five percent of an eligible first mortgage loan, with published assistance boundaries of $10,000 minimum and $35,000 maximum. Income, first-time-buyer or qualifying exception status, county limits, permitted first mortgage and funding controls still apply. The amount shown in marketing is not a lender's guarantee of availability.
The assistance is a zero-percent, thirty-year deferred second mortgage, not forgivable cash. A sale, refinancing the first loan, property deed transfer or loss of principal residence occupancy can trigger repayment. If you know your department may reassign you or your family plans to move in several years, review those terms before deciding the program fits.
Keep a plan B if funding cannot be reserved
Florida Housing's prior 2025–26 allocation was exhausted during that cycle. The 2026 program rules are separate, but a current reservation must still be confirmed through an authorized participating lender. A good preapproval presents a realistic backup financing strategy, such as eligible Florida Assist or conventional assistance, or a traditional loan with permissible seller credits.
On the Space Coast, local property expenses can surprise buyers whose budget starts with principal and interest only. Insurance, flood requirements, tax reassessment and HOA or condo costs should be priced for the chosen home. No assistance amount changes the risk of a budget that leaves nothing for vehicle repairs, childcare, home maintenance or an emergency reserve.

- Paystubs and W-2s showing regular, overtime and specialty income
- Expected shift schedule and affordable payment without unusual overtime
- Current program reservation status and published income limits
- Realistic taxes, insurance, closing costs and a backup loan scenario

Are Brevard EMTs and paramedics eligible?
They may qualify when their actual occupation, full-time Florida employment and other current Hometown Heroes program requirements are met. Verify the official list and lender rules.
Can I use overtime to qualify for a mortgage?
Some overtime may be considered with acceptable history and documentation, but qualification depends on underwriting; do not treat a recent exceptional pay period as guaranteed recurring income.
Is assistance forgiven for first responders?
No. Florida Housing's Hometown Heroes assistance is a repayable 0% deferred second mortgage.
Can I still buy if the state allocation is unavailable?
Possibly. A participating lender can compare other eligible assistance loans, FHA, VA and conventional financing, including allowable seller credits where appropriate.
