Healthcare professionals may hear that Hometown Heroes can help with a down payment and understandably ask how much they could receive. Florida Housing's 2026 program includes eligible full-time healthcare workers, but qualification is not simply a matter of owning scrubs or carrying a clinical license.

A useful mortgage review also looks at your employer, full-time status, base compensation, shift differentials, overtime and the income that underwriting can actually document. For a Space Coast healthcare buyer, those numbers should be understood before an offer is based on a promised assistance amount.

Clinical and support positions need current program review

Florida Housing names full-time healthcare workers in its Hometown Heroes program guidance. Positions at hospitals, care facilities and other healthcare employers may be eligible, but the specific occupation list and the rules applying to each position matter. A nurse, respiratory therapist, technician or other staff member should not rely on a generic web search to determine approval.

A healthcare license alone is not a substitute for verifying the eligible job and current employer. Travel assignments, contract work, part-time or per-diem arrangements, self-employment and work for an out-of-state company can add questions under the current full-time Florida-based employment requirement. Confirm the actual classification before you spend money on inspections or appraisals.

Base pay, overtime and differentials are not identical

Many healthcare workers have rotating schedules and more than one pay component: regular hourly earnings, night differentials, weekend premiums, overtime, bonuses and occasional per-diem income. A lender usually evaluates the documented income history, consistency and expected continuation of variable earnings, rather than multiplying a recent high-paycheck week into an annual salary.

For example, a nurse with predictable base pay and extra shifts might be able to qualify using some earnings beyond base, or might need a more conservative budget if the required history is not established. Paystubs, W-2s, employer details and prior work history matter. The safest home search starts with a payment supported by verifiable qualifying income.

The down-payment help is repayable

The published Hometown Heroes formula can provide up to five percent of the first mortgage loan amount, subject to a $10,000 minimum and $35,000 maximum for qualifying buyers. It is assistance toward permitted down-payment and closing costs, not a separate check that can be spent anywhere. Income, qualifying first mortgage, borrower status and funding remain part of eligibility.

The second mortgage is described as zero-percent and deferred for thirty years, with no regular amortization payments during the deferral period. But it is not forgivable. If you sell, refinance, transfer title or no longer occupy the property as your principal residence, the outstanding assistance can become due. A career relocation is a reason to look closely at those terms.

Plan around the real Space Coast housing costs

If you work near Melbourne, Rockledge or Palm Bay, consider where you expect to spend your time between shifts rather than choosing a home solely by an advertised approval amount. Property taxes, wind insurance, flood exposure, condominium assessments and utility expenses can materially change the monthly payment. A higher-assistance loan does not change those ongoing property obligations.

If funding is not available when you are ready to reserve, compare Florida Assist, eligible conventional assistance or a standard FHA, VA or conventional mortgage if offered for your situation. You still want to close with some reserves in the bank. I would rather design a loan around your steady income than ask you to depend on the biggest possible overtime month.

Do nurses and hospital employees automatically qualify?

No. Healthcare is listed among eligible full-time categories, but the official occupation list, employer, loan eligibility and funds reservation still apply.

Do overtime and night differential count as income?

They may be considered when supported by acceptable documentation and history under the selected mortgage's underwriting rules. Never assume that every shift premium qualifies.

Are travel nurses and PRN workers eligible?

Eligibility cannot be assumed. Full-time Florida-based employer criteria and specific program occupational rules require a participating lender's review.

What happens to Hometown Heroes if I move for another job?

The assistance is a repayable second lien, and selling or ceasing to use the home as a principal residence can trigger repayment.
