A teacher moving into a first home on the Space Coast has different timing pressures than most buyers. A contract may be signed in summer, income may be distributed on a school-year schedule, and the preapproval needs a realistic explanation of your employment and paycheck structure.

Florida Housing identifies qualifying full-time school staff and childcare workers among the 2026 Hometown Heroes occupation groups. But the official lender guide, employer documentation, income ceilings and remaining funds determine the outcome. The goal is to sort out those details before you select a closing date or promise the seller assistance will be there.

Which school jobs should be reviewed?

Florida Housing's published 2026 guidance includes full-time school staff members and childcare workers within eligible categories. Teachers may be the most obvious example, but school administrators, support employees, aides and other positions should be evaluated using the actual approved occupation list. A job title that appears on an internet flyer is not proof of eligibility.

Employer verification matters: the work must satisfy the current Florida-based and full-time requirements. If you work for a contractor rather than the school or have multiple part-time positions, ask a participating lender to review the position and status specifically. Older versions of Hometown Heroes had different occupation rules, so use the current program instead of assumptions from past closings.

How educator income and school calendars affect preapproval

A school employee may receive ten-month or twelve-month pay, seasonal supplements, coaching stipends or contract renewals. Underwriting documentation can vary depending on whether those earnings are stable, likely to continue and allowable under the selected loan. An employment letter that explains contract dates is helpful, but it does not automatically replace paystubs, W-2s or other required income records.

Think about the purchase timeline as well as qualifying income. A teacher may want to move before the next school year, but closing costs, student-loan payments and the remaining cash reserve should be planned around the actual pay cycle. The right home purchase is one you can comfortably carry outside the excitement of a summer move.

What the assistance can—and cannot—cover

Hometown Heroes publishes down-payment and closing-cost help based on up to five percent of the first mortgage, with a $10,000 minimum and $35,000 maximum for qualifying transactions. That is not a flat $35,000 award and cannot be promised without program approval and current funding. The borrower must also qualify for a compatible first mortgage and comply with relevant buyer requirements.

The program assistance is structured as a zero-percent, thirty-year deferred second mortgage. It is not forgiven. Events such as a property sale, first-mortgage refinance or change in principal residence status can require repayment. Compare it to Florida Assist, HFA PLUS and a standard purchase instead of selecting the highest advertised assistance amount.

Build a Brevard school-employee housing plan

Start with the actual workplace and the neighborhoods that support your household. A Melbourne or Palm Bay home may have a very different insurance, tax, flood or HOA cost than a beachside property, even at the same sale price. A payment estimate that ignores these expenses is not a useful housing budget.

If a program reservation is not currently possible, other qualifying loan options may still allow a purchase with modest down payment and negotiated seller credits. I recommend documenting your current position, choosing a comfortable monthly payment, comparing the full cash-to-close and checking funding only when the planned transaction supports it.
