Can you get a mortgage in Brevard County with a new job or offer letter?

Understand when a documented new position can support financing, what an offer letter needs to show, and why closing dates matter.

01 / Signed terms

Employer, position, compensation, acceptance and start date should be verifiable

02 / Two routes

Some eligible conventional loans may use an offer with or without a paystub by delivery

03 / Timing matters

Start date and financial reserves can control whether the plan is feasible

Moving to Brevard County for a new role can create a frustrating housing timeline: you may be ready to sign a purchase contract before your first new paycheck arrives. That does not always mean you must wait months before a lender can evaluate the move. But it also does not mean a recruiting email or verbal salary promise is enough for a mortgage approval.

Different mortgage programs treat a new employer, a fully executed offer, an internal transfer, variable hours and compensation that depends on commissions differently. Fannie Mae's updated October 7, 2026 guidance provides two documented routes for qualifying with a new employment offer or contract in eligible conventional transactions. The details are important enough to check before you commit to a closing date or waive a financing contingency.

01

A new job does not automatically require two years at that employer

Lenders generally look for stable, predictable qualifying income and evaluate the borrower's overall work history. Fannie Mae explains that people who change jobs frequently may still have a reliable flow of income when earnings remain consistent. A shorter history may be acceptable with supporting factors. That is different from treating an unverified job offer, a temporary assignment or speculative commissions as guaranteed base income.

Start by separating fixed salary or guaranteed hourly income from overtime, bonus, shift differential, stock awards and commission. These income types may need different histories and documentation. If you move from salaried work to contract or self-employment, the analysis can change materially. Compare the actual new employment structure with the prior job, not only the advertised annual salary.

02

What Fannie Mae's October 2026 offer-letter rules say

Fannie Mae's current Employment Offers or Contracts guidance addresses an eligible loan where the lender has a fully executed, non-contingent offer or contract. It must identify the employer and borrower, position, type and rate of pay, and start date. Acceptance must be documented or otherwise verified. If there are conditions of employment, the lender must confirm the required conditions have been met before closing.

The route where a qualifying paystub is obtained before loan delivery has its own employment verification requirements. The alternative without a paystub before delivery is narrower: it is described for one-unit principal-residence purchases, generally relying on fixed-base income, where the new start date is no earlier than 30 days before the note date and no later than 90 days afterward. The borrower cannot be employed by a family member or interested party in these circumstances. This is a conventional Fannie Mae guideline, not a blanket FHA, VA or employer waiver.

03

Reserves, moving costs and the first paycheck

For Fannie Mae's no-paystub-at-delivery option, the lender must document additional financial resources: generally six months of the subject property's full principal, interest, taxes, insurance and applicable association payment, or an alternative calculation covering qualifying liabilities through the employment-start period plus one month. That alternative can consider certain documented current income as specified by the guideline. These requirements are separate from down payment, closing costs and ordinary underwriting.

Even when reserves are adequate on paper, practical cash-flow planning matters. Security deposits, moving trucks, temporary housing, employment gaps and a first payroll cycle can drain available funds. Don't spend the last liquid dollar on an appraisal, earnest money or a repair before we understand what the lender must document at closing and what you need to keep your household comfortable.

04

Build a realistic Space Coast purchase timetable

Start with the offer letter or employment agreement, expected start date and any contingency such as a background check or licensing credential. Add the existing job's paystubs and W-2s, current assets and monthly debt payments. The lender can identify whether a paystub before delivery will be available and whether an offer-letter option fits your loan type. Avoid scheduling the closing solely from an employer's tentative start date.

Next, estimate the payment for the actual home and neighborhood. Brevard County property-tax resets, wind and flood insurance, HOA dues and new-construction completion dates are as relevant as the new salary. For an aerospace employee moving toward Cape Canaveral, a nurse starting at a local hospital, or a school staff member moving for a new position, a strong plan ties purchase timing, lender conditions and available cash to real dates rather than general internet rules.

WHAT TO REVIEW NEXT

Five questions to bring to the financing conversation.

  • Fully executed accepted employment offer with position, start date, salary or hourly terms
  • List outstanding job conditions, credentialing or background checks and expected clearance
  • Latest paystubs, W-2s and employment history from the current or prior employer
  • Cash resources to cover closing, relocation and any applicable reserve requirement
  • Proposed closing date compared with actual payroll and start-date milestones
  • Property-specific taxes, insurance, HOA and full mortgage payment estimate

COMMON QUESTIONS

What buyers ask about this option

Can I qualify with a signed job offer before my first paycheck?

Sometimes. Fannie Mae permits an offer-letter route for eligible conventional transactions, but the exact employment terms, loan characteristics, timing, resources and lender requirements must qualify.

Does the offer have to be unconditional?

Fannie Mae requires a fully executed, non-contingent employment offer or contract and confirmation that any remaining conditions of employment are satisfied before closing, as its current guide specifies.

Can bonuses or overtime from the new employer be counted immediately?

Not necessarily. Variable income generally has separate documentation and history standards. A projected bonus should never automatically be treated as verified fixed salary.

Does changing jobs within the same profession hurt approval?

A job change alone is not automatic disqualification. A lender reviews income stability, documentation and whether the new role can be expected to continue under the applicable loan guidelines.

Can FHA and VA buyers follow the same Fannie Mae offer-letter rule?

No. The Fannie Mae article specifically governs eligible conventional loans. FHA, VA and individual lender rules need independent review rather than borrowing those conditions.
